Downtown Detroit Partnership Releases Residential Study

New data highlights Downtown’s role as a driver of demand and the opportunity to grow Detroit’s residential base

DETROIT — The Downtown Detroit Partnership (DDP) today released its latest Downtown Detroit Residential Potential Study, providing a comprehensive, data-driven analysis of housing demand in the Downtown and Greater Downtown. Produced by Zimmerman/Volk Associates, and in partnership with the Downtown Business Improvement Zone (BIZ), the report quantifies the potential market for new market-rate and affordable housing units within the study area: Corktown, Rivertown, Lafayette Park, Eastern Market, Midtown [including Cass Park, Brush Park, North Cass, Detroit Medical Center, Wayne State University and Art Center], Woodbridge, TechTown and New Center. 

The findings point to an opportunity for Detroit’s continued growth. According to the study, there is the potential market for 17,055 housing units in Greater Downtown, including 9,250 households within the Downtown neighborhood. Nearly half of the household demand originates from outside Detroit and Wayne County, underscoring Downtown’s expanding regional and national reach.

“Downtown Detroit is a dynamic, thriving neighborhood with an enviable mix of sports and entertainment and a diverse landscape of small and large businesses,” said Eric B. Larson, DDP CEO. “To fully sustain vision of a 24/7/365 thriving neighborhood, it is imperative that we increase the number of residents Downtown. Currently, there are more than 6,500 residents and with the potential identified in the study, we are targeting an increase of 4,000 residents in Downtown Detroit over the next five years, bringing the total to 10,000 residents. Realizing this opportunity will require continued collaboration to address policy and economic barriers to support residential growth.”

 

Key Findings from the 2026 Residential Potential Study

  • Strong and sustained demand: Downtown can support 1,047 to 1,373 new housing units annually and Greater Downtown can support 1,987 to 2,563 new housing units annually.
  • Rental demand dominates: 72.2% of households prefer affordable multifamily rental housing, reflecting affordability challenges and lifestyle preferences.
  • Regional and national draw: More than 21% of potential residents are coming from outside the region, highlighting Detroit’s strong national appeal.
  • Younger residents lead demand: Nearly 64% of the market is made up of younger singles and couples, reinforcing Downtown’s role as an entry point to city living.

Downtown Detroit plays a critical role in bringing new residents into Detroit, particularly young professionals and households seeking walkable, urban living. At the same time, it highlights the importance of expanding the range of housing options across price points and housing types to support residents at different stages of life. For DDP, this represents a continued focus on place-based strategies and growth that is inclusive and equitable.

As we grow housing options in alignment with consumer wants and needs, we have a real opportunity to continue building our Downtown population and drive population growth citywide. That strengthens Downtown and fuels a stronger Detroit for all.”
